##### R1 · `L-75` — Room details khai **0 bếp, 0 phòng ăn** trong khi listing bán điểm mạnh là bếp

Room Amenities bật `Kitchen`, `Kitchenette`, `Kitchenware`, `Stovetop`, `Refrigerator`, `Microwave`, `Dining area`, `Dining table`; mô tả Booking tự sinh viết **“The fully equipped kitchen…”**. Nhưng trang **Room details** khai `Number of kitchens = 0` và `Number of dining rooms = 0`. Hai chỗ này mâu thuẫn nhau. Rủi ro: bộ lọc/thuộc tính căn hộ dựa trên **cấu hình phòng**, không phải amenity, nên căn có thể **rơi khỏi bộ lọc bếp** dù thực tế có bếp.

##### R2 · `L-50` — ✅ **ĐÃ XONG, và tôi đã báo sai**

Fine Print **không còn dòng COVID nào**. Bản đang chạy là khối SERVICE FEES do chính mình viết, đã lên trang khách. Chỗ tôi đọc nhầm: trang `View Your Descriptions` liệt kê ~25 **câu mẫu có sẵn** của Booking trước khi tới nội dung thật.

##### R3 — Tỷ lệ huỷ **40%** trên chính sách `Flexible - 1 day`

58 room nights, doanh thu VND 129.999.497 trong 90 ngày, cứ 10 booking thì 4 huỷ. Đáng cân nhắc: thêm rate **Non-refundable rẻ hơn** để khách chắc chắn chọn, hoặc siết `Flexible` từ 1 ngày lên 3–7 ngày. **Nhưng** phải nhớ R4 trước khi làm.

##### R4 · `L-10` — Thu trước đang bị Booking khoá vì **property chưa verify xong**

Booking ghi rõ trên trang Reservation policies. Nghĩa là chính sách `Non-refundable` hiện **không thu được tiền trước** — đặt Non-refundable lúc này thì vẫn phải thu tại chỗ, và khách no-show vẫn mất tiền của mình. → Nên **hoàn tất verification trước**, rồi mới bàn chuyện đổi chính sách huỷ.

#### 🟠 Nên cân nhắc

##### R5 · `L-81` — `Beachfront = Yes` → mô tả khách đọc là **“direct beachfront access”**

Căn nằm ở 200 Võ Nguyên Giáp, bãi biển **cách 150 m qua đường** (đúng như chính lời trong profile của mình). “Direct beachfront access” là câu Booking tự sinh **từ chính công tắc này**. Đây là chỗ nên tự quyết: giữ để mạnh SEO, hay tắt để tránh lệch kỳ vọng và trừ điểm ở review “Location/accuracy”.

##### R6 · `L-76` — Mẫu Check-out xin **“5-star review”**

Luật nội bộ của mình ở [`ota-messaging-rules.md`](https://harthliving-ota.pages.dev/guide/chung/ota-messaging-rules/) cấm xin số sao cụ thể. Câu an toàn: *“…hope you'll leave us a review…”*. Đổi một chữ, bỏ được rủi ro.

##### R7 · `L-77` — Mẫu Check-in gửi **mã khoá cửa + mật khẩu Wi-Fi** tự động, 1 ngày trước khi đến

Mã trong mẫu là **mã tĩnh dùng chung cho mọi khách**. Ai từng ở đều giữ mã. Cân nhắc: đổi mã theo từng lượt khách, hoặc bỏ mã khỏi mẫu tự động và gửi tay sát giờ.

##### R8 · `L-78` — Extranet khai **chỉ nhận tiền mặt**, nhưng mẫu tin nhắn nói **“cash or bank transfer”**

Hai nguồn lệch nhau. Khách đọc extranet rồi chuẩn bị tiền mặt, hoặc ngược lại. Nên thống nhất một chỗ.

##### R9 · `L-79` — Chưa có **child rates**, **cribs**, **extra beds**

Đang cho phép trẻ mọi lứa tuổi, tối đa 3 trẻ + 1 em bé, nhưng không có giá riêng cho trẻ và không khai nôi. Gia đình là tệp mạnh nhất của căn 2 phòng ngủ — mục `Why Families Love Your Property` cũng viết cho tệp này.

##### R10 · `L-80` — Chưa có **damage policy**

Không có khoản bảo vệ hư hỏng nào qua Booking, trong khi căn 70 m² cho tối đa 4 khách và nhận cả kỳ 30–90 đêm.

##### R11 · `L-82` — FishCá khai **chỉ phục vụ Breakfast, 06:30–10:00**

Trong hồ sơ toà nhà của mình, FishCá mở **06:30–22:00** và có cả phòng rượu. Trên Booking đang khai `Open for: Breakfast` và giờ 06:30–10:00 ⇒ khách lọc nhà hàng ăn **trưa/tối** không thấy căn này, và mô tả tự sinh cũng chỉ nói tới bữa sáng. DELI Bistro thì khai đúng (07:00–22:00, Breakfast + Lunch).

##### R12 · `L-84` — Bể bơi khai **Paid** → ✅ **đúng, đã tự xác nhận**

`Swimming pool → Paid`, 06:00–19:00. Chính ô *Why Families Love Your Property* của mình viết *"The hotel's rooftop pool is open to all ages **for a fee**"*, và *About the Property* nói rõ tiện ích toà nhà **"charged separately from your stay"**. Khai `Paid` là đúng sự thật, không cần đổi.

##### R20 · `L-83` — Listing **tự mâu thuẫn về ô tô, ngay trong cùng một trang**

Ô *About the Property* viết thẳng **"The building does not accept cars"**, nhưng mục Facilities khai `Parking = Yes` · Indoor · On-site · 10.000₫/ngày · **không giới hạn chiều cao, không giới hạn loại xe**. Khách đọc phần Facilities (nơi có bộ lọc) sẽ hiểu là đỗ ô tô được; chỉ ai đọc hết mô tả mới thấy dòng phủ định. Sự thật đã có sẵn trong chính hồ sơ — chỉ là chưa khai vào đúng chỗ máy đọc được.

##### R21 — ✅ **Không phải vấn đề** (kiểm trên trang công khai)

Con số *"host rating 9.8"* trong ô About the Host khớp với thứ **chính Booking hiển thị**: khối *Managed by Huy Nguyen* ghi **"Company review score: 9.8 — based on 12 reviews from 8 properties"**. Khách thấy cả hai cạnh nhau nên không gây hiểu nhầm. Bỏ lo ngại ban đầu.

#### 🟡 Cơ hội, không gấp

- **R22. Sustainability chưa bắt đầu** — làm bộ câu hỏi là vào được bộ lọc bền vững; miễn phí, chỉ tốn thời gian.
- **R23. Smart Flex chưa tham gia** — Booking chào là tăng booking với rủi ro thấp; nên đọc kỹ điều kiện trước.
- **R24. Ảnh 360° chưa có** và **chưa dùng import ảnh từ Airbnb** — hai đường tăng ảnh nhanh, page score đã 100% nhưng ảnh vẫn là yếu tố xếp hạng.
- **R25. 3 tiện nghi mới Booking gợi ý** chưa khai: Mobile Hotspot Device · Smartphone · Streaming service (Netflix).
- **R26. House rules không đặt giờ yên tĩnh** — căn nằm trong toà khách sạn, đặt quiet hours giúp có căn cứ khi khách gây ồn.
- **R27. Bathroom 1 còn 2 câu hỏi bỏ trống** (`internal`, `location`) — điền cho đủ hồ sơ phòng.
- **R29. Giờ mở của gym khai trong mô tả nhưng KHÔNG khai vào facility** — *About the Property* ghi *"the gym on floor 23, open 06:00 to 22:00"*, còn `Fitness center` trên Facilities không có panel giờ nào. Bộ lọc theo giờ không đọc được chữ trong mô tả.
- **R28. Garden = No** nhưng `Terrace`, `Outdoor furniture`, `Beach chairs` đều Yes — kiểm tra lại xem toà nhà có khu vườn chung không.
